63ft Narrowboat With Residential Mooring

63ft all steel narrowboat for sale on a idyllic and convenient full residential mooring. The mooring is situated at maypole dock, a private spur off the grand union canal at southall. Maypole dock has excellent transport links with southall station just 12min walk away providing links into ealing ( 8 mins)and Paddington station which takes just 20mins. There is ample parking around the dock and the M4 and M25 are within 10- 15 mins drive. Amenities around the dock are provided with local convenience stores an off licence, post office, doctors surgery and pharmacy, all within easy walking distance.

At present the whole area is in the middle of a complete rejuvenation with new flats, houses, roads and parks being built making it when finished a very desirable place to buy and live. Maypole dock has 28 boats on single linear mooring giving the feeling of space and almost countryside living. Housing a group of residents comprising of professionals, trades and retired persons it's a lovely harmonious place to live. The dock is fully fenced and access is through a single number coded gate making it a secure place to live.The boat is on a fully transferable residential mooring, mooring fee at present is £350 + vat per month but will be increasing to £450 + vat. Council tax is charge at band A.

The dock is equipped with a post room, launderette, toilet and sluice. Phone lines can be connected to receive broadband, sky e.t.c but at present I just use mobile broadband.The boat was taken out of the water and surveyed October 2014 with exceptional results with the bottom having between 10 and 11mm, sides having between 6 and 7mm. Survey available on request.The boat was taken out again at the end of 2015, blacked and 6 new anodes fitted. Boat safety was done in September 2015. Fitted with a robust 3 cylinder perkins engine.The mooring comes with a garden the full length of the boat at 63ft long.

Landscaped into separate areas and finished with a large array of plants and pots. Storage area; this area comes complete with a 6x4 plastic Keter shed and a large Keter outdoor storage box. With space outside these for garden tools and bikes. Summerhouse; the garden come complete with a lovely 7x9 Summerhouse built by myself. Bi-fold doors at the front all open up to give nearly an 8ft opening making it a lovely place to sit and relax.

The building is completely insulated and wired for power. A small electric stove provides the heat and is ample for the space. The cabin also has the luxury of a home cinema being included, complete with an 84inch pull down screen, full surround speaker system, pioneer receiver, samsung bueray dvd player and tannoy speaker system. The whole system is 3D and 4K ready.great for those cosy nights in. Outside the Summerhouse is a small decking area leading onto a high quality artificial grass area and seating area.There is also a large raised area that hasn't been touched yet which could be used for a number of different things.Most of the garden has been fitted with led lighting all control through a remote control system.

It is one of the best mooring on the dock as it allows for easy cruising in and out without having to worry about moving any foot bridges. Inside the boat;Living area;Large main living area fitted with real oak engineered flooring throughout with oak panelling on the upper walls and cream carpet tiles under the gunners. Windows are fitted with high quality cream double blinds incorporating a fly screen allowing light and air through but keeping everything else out. Front doors are oak double glazed with with heavy weight blackout curtains keeping the warmth in. There is a wall hung, remote control electric flame effect fire with colour change flames and surrounding lights as well as a graphite designer radiator.

The dining area consists of a solid oak extendable table and 2 cream leather and oak chairs able to seat 4 when pulled out. A 32 inch samsung smart tv included comes complete with a pioneer av receiver and jbl surround speakers. Mood lighting has been fitted under the gunners and into the step giving a very relaxed atmosphere. Going into the kitchen you will find a top quality cream high gloss doors with oak cabinets with plenty of storage. 40mm solid oak worktops and a black composite sink give it a luxury finish.Fitted with a full size belling oven and grill, hotpoint undercounter fridge, hotpoint microwave and a lpg 2 ring gas hob it has everything a standard kitchen has.Going through into the utility room you will find space to hang coats, the main lpg morco 24 combination boiler providing continuous hot water and supplying the central heating throughout.

Also fitted is the beko 6kg washing machine next to the main toilet holding tank and pumpout pumps. Walking into the bathroom you will find the same oak flooring which has electric underfloor heating. Running at only 300 watts it is very economical to run. Full size shower, a jabsco super deluxe pumpout toilet and ceramic wall on a curved cabinet.Into the bathroom we have lovely carpet on the floor which also benefits from underfloor heating. Fitted with a solid pine wardrobe and 2 chest of draws.

The bed is a 4ft sealy ottaman bed providing lots of extra storage space. Also fitted is a 24inch led tv/ dvd combo. The whole boat is fitted with 240v plug sockets and led lighting throughout. The boat comes with 5 leisure batteries and one starter battery bought 1.5 years ago with very little use. All being looked after by the sterling pro charge ultra 40 charger and battery management.

The boat comes with galvanic isolator fitted to help protect the hull. I also have a sterling pro combi s sine 2500 inverter and charger, one exceptional piece of equipment when cruising costing over £1000. It's not fitted as it was going to go on another boat but will come with the boat if sold for enough.
