Canal Side Land

144 foot of canal frontage and land with a land depth measuring 109 feet on one side and 102 feet on the other side at 40k. The canal is the lower peak forest canal and is a lock free stretch giving a nice cruise on a quiet stretch of canal. Portland Basin Museum is five minutes away on the canal where there is a water point. I may consider splitting the land in half as it’s inevitable I will have another canal boat if another boater only wants 50 feet for example. Ideal for a mooring with a huge space to have a lovely garden giving ancillary canal use for a discrete static or similar, lots of potential.

Naturally any mooring needs to be agreed with CRT unless you wish to pull the boat in when not in use on the water, there has been a boat moored here previously though. You could just use the land for a static and use the notion that it’s next to the canal as ancillary use to your advantage, otherwise you would need residential planning which although possible would then mean the price would double at least unless you went down the retrospective route. The plot is in Dukinfield Tameside, Cheshire and is completely private and set well back from the road with no immediate neighbors, local shops ten minutes walk away and excellent transport links to Manchester City. The land slopes down from the road and levels out near the canal so would not be easily accessible to a tourer caravan. There is an upper section of the plot that is raised giving a lovely view of the landscape which would be perfect for a caravan or cabin of sorts but naturally you need to be stood there to appreciate the possibility.

The fencing needs replacing and new gates installing to make the plot completely secure. There is provision for ample parking but more landscaping would be required.
