Hello, this is a sale of a narrowboat (a house boat) for £20800. Have you ever thought of living on water? Being close to nature, feeding ducks in the morning, navigating through canals, built almost 200 years ago and now being part of herritage, during the day and sleeping with nature at night? Holly Lou is a house on water, a 37 feet narrowboat - a cozy floating home for either you or couple of persons. The boat is built in 1975 and renovated numerous times since then.
Holly Lou has a steel bottom and a wooden top plated with tin and colored with green undercoat and topcoat. Holly Lou has a traditional stern and an engine room in the back. As you enter through the stern inside the boat, you pass through a sleeping area that can be made into two single berths or one double berth. The space is left without furniture, so that you could fit your taste upon moving in. At the moment there is a double mattress to sleep in.
Boat has a comfortable standing height of 6.1 feet from bottom to ceilings inside the boat, thus most persons could stand without problems. As you move forward, there is a bathroom on the left, which has a convenient portable Thetford toilette, easy to use and empty out, and a lovely romantic bathtub. Water is heated with a calorfier, which recovers a waste heat and transfers it into domestic water systems. Waste heat comes from the heated coolant in the engine cooling system. The calorifier is plumbed into the engine coolant re-circulation system and uses a series of coils inside the tank to heat a body of water contained in the main shell of the tank.
The galley is located in the mid-cabin, including a Vanette cooker and gas hob as well as a spacious work surface and a sink unit. It has a 12v fridge, though it is used as a food storage space and is not functioning as a fridge at this moment. Moving to the front of the boat, you will find the saloon which holds a cosy living area with a Clarke log burner on the left and a sitting bed and a storage space on the right. At the front you will have a gas tray, storage place and sitting area with a comfortable cover above. Speaking from technical perspective, Holly Lou has 3 Leisure and 1 Started batteries.
It has an automatic switch from Starter to Leisure Batteries. There is no charging place on the boat at this moment, but you can easily connect an inverter to have electrics on the boat. Boat is blacked and visually inspected as sound 3 years ago, although has no official hull survey. You are welcome to receive an official inspection of the hull on your own expense. An annual license with Canal & River Trust expires October 2018 and is extendable on an annual basis for £750.
Boat has a valid BSSC Examination (Boat Safety Certificate) check (BSSER-319171/16), expiring November 2020 and extendable every four years. She is insured with a Craftinsure Limited, valid up to October 2018 and extendable on annual basis. She has taken approximately 150 miles over the last year in different parts of England and has proved to work excellently. Boat is moored in London, in West London, thus it is convenient to view and immediately move in. This offer does not come with the mooring proposal, you can cruise as continuous mooring (free of charge) or have to arrange a private mooring (prices could be around £3000 per year).
Viewing is arranged by email or phone! You can move in the boat immediately. NO TIME WASTERS - please study carefully the photos, what is written and only if you are very sure contact me and arrange the meeting. Holly Lou has obviously been cared for greatly by its previous owner and now awaits someone to cherish and enjoy the memories that can be made on the water ways! The price of the boat is £20800.
It is payable in cash or bank transfer. You are most welcome to view first before purchase, and secure your offer asking to remove the ad by depositing/transfering a non-returnable £500. Full payment has to be made within 1 week of securing the transaction. Questions, inquiries, and arrangements for viewing by texting/calling to phone or general inquiries by email.
