Most of the installed items were in-situ just before I purchased her, so have been hardly used. I have done much, but more needs to be done to get her to an acceptable standard of living. OUTSIDE:The vessel is 54.46 feet in length and 12 feet across the beam. It is currently on hard-standing at Port Werburgh Marina (formerly Hoo Marina) near Rochester in Kent, where it has been for about 5 to 6 years I believe, but it does need to be moved from the Marina as development of the Marina is underway! The Hull is of double diagonal mahogany on oak frames and was originally sheathed in a copper coating (which is long gone).
The previous owner has started the process of encapsulating the hull in fibreglass - this will obviously need finishing or you can strip the hull once again and varnish if you are a keen enthusiast. There are double glazed windows to each side of the main living accommodation, with wooden double french doors to the front - I have bought a smart roof skylight, which will need installation for those sunny days! INSIDE:The accommodation on the vessel is vast and it will make a great size home for someone with the necessary skills (and energy!) to finish it off! The sheer amount of space is huge! Front Room 21ft x 8ft, Kitchen 8ft x 6ft, Bathroom 8ft 6in x 8ft 4in, Bedroom 1 8ft x 7ft, Bedroom 2 8ft 2in x 7ft, Engine Room (Bedroom 3 - engine being lifted out) 12ft 6in x 8ft, WC 4ft x 2ft 8in In the kitchen there is ample room for a gas cooker, fridge, freezer or you can design her anyway you wish!
A washing machine is on board already and will remain with the sale.In the bathroom area there is a large bath, already installed and an area separate can be carved out for a shower room and a sink. Plus there is a separate WC (toilet not fitted, plumbing already there & 1 macerator type toilet on the boat ready to be fitted but plumbing needs to completed). There is a Gas central heating system installed which I had disconnected for refurb reasons, but this needs to be overhauled to bring it up to an acceptable standard (obviously works from bottled gas) and the boiler is also relatively new (see picture)There is also installed (in living room) a large multi-fuel burner which is gorgeously warm on those cold nights (which previous owner told me cost him around £1500 and has a large supply of seasoned wood to burn on those cold nights. The engine is still in situ but can be lifted out no problem if you need it to be to make way for another bedroom, as arrangements have already been made! Alternatively, if you want to keep the engine, it is 3 tonnes and can be resold to a collect0r or even scrapped for £££.
It is a Cummins engine. The internal electric wiring has all been started but needs completion and if needed, I have the electrician contact on hand, and some sockets and light fittings are in place but obviously not connected. You would need a consumer unit to be fitted before all is connected up. Currently everything runs from extension leads etc. Overall this vessel will make a really good size home for someone once finished.
However it will need someone who knows what they are doing, and has the enthusiasm to do it themselves, as it is not a project for the fainthearted!. Alternatively, it can be made into an office or art gallery or anything similar to gain an income. There is massive potential with this vessel! Please note that the boat is on hard standing but needs to be moved before the end of the year and taken away from the Marina completely as the Marina is being redeveloped.
