New Two Bedroom Eco-House Boat 56ft x 12ft with Daily Use Mooring - Available in QuornThis unique and spacious house boat has been designed to maximise almost the entire length of the vessel, with the internal length being 53ft. Outside space has been provided by a roof terrace/sun deck (12ft x12ft), accessed by a steel staircase to one side of the rear of the boat complete with stainless steel hand rails. This is a portable residence for daily use or as a holiday home that could be transported to any Marina - subject to Mooring arrangements locally, either inland, on a lake or at the coast.It’s is super energy-efficient too! Featuring two sources of Solar & high grade insulation…bills will be minimal. General Information French doors lead into a raised rear cabin which has two large opening windows.

The flooring is solid oak, with curved steps leading down to the lounge area. There is a large solid fuel/wood burner with back boiler on one side of steps. The lounge has 3 large windows plus one set of French windows. The fully fitted kitchen has a gas hob, complete with ceiling mounted extractor fan and an electric oven. An America style fridge/freezer and washing machine completes the luxury kitchen.

Off the wide corridor is the first bedroom. This has a fixed double bed with storage underneath and a full height double wardrobe. The bathroom has a full size ‘P’-shaped bath with glass shower screen to one end. A vanity unit complete with ceramic basin and waterfall tap adds a touch of luxury. The toilet system is an electric flush cassette (options to change to a sani-flow type toilet may be available).

At the front of the boat is the master bedroom with two full height double wardrobes, room for King Size bed and chest of draws. A large window and French windows at the front ensure plenty of light. Electrics The boat has been designed to be eco-friendly with a large 800W solar array on the rear cabin roof and a solar inverter charger. This is fully automatic and will run all loads in the boat when solar power is available. If solar is not available, the inverter will use storage batteries and will switch to mains supply only when solar/batteries are not available.

Heating A solid fuel/wood burner with back boiler will run the central heating and domestic hot water. There is also a fully programmable oil fired boiler. The stove and oil boiler run though a system zone manifold, which controls the central heating. Hot water boiler and stove run separately from each other, but both run heating and hot water. This is fully automatic and is controlled by thermostats Water There is a stainless steel water tank under the rear deck and the boat can also be plumbed into the mains.

There is a 150 litre hot water tank with twin coils; one coil is heated from stove/oil boiler and the other is heated from a thermal solar water heater on a drain back system. The U pipe collector is on the roof near the front of the boat and this will heat water all year round. The tank also has a back up immersion heater, which can be controlled by the solar heating control. Flooring Oak in rear entrance. Carpet in lounge corridor and bedrooms.
